Is it really true that I can buy real estate with no money or credit?

Any advice and wisdom on doing real estate deals with family? My main lesson so far has been to still get things in writing even though that seems too formal with family.

You have transacted over six-thousand units with plenty of passive income so why not profit share on deals you help new students procure instead of charging new students thousands of dollars to learn what you know?

I am a 30 yr old investor and just got my 10th single family rental. All of units are purchased on seller carry or subject to existing mortgages. These properties have little monthly cash flow however are gaining good appreciation. I wholesale/flip single family/land currently and looking to get into multifamily and scale.
